We look at the comps that actually apply, the homes nearby that sold and the ones that didn't, and what the market is signaling right now. The recommendation comes from firsthand knowledge of buildings and streets across Los Angeles, and we don't go to market until you're confident in it.

Most of what determines your sale price happens before the home is listed. We assess what to address, what to leave, and how to order any improvements for the best return. Staging, vendor coordination, and a pre-inspection strategy are all part of it. We arrive at market with nothing to explain and nothing for a buyer to negotiate against.
