We begin with a real conversation. About where you want to live, what your life inside a home actually looks like, and what you haven't quite put into words yet. I take notes, and it shapes everything that follows.

Search

You see homes worth your time. Active inventory, plus the off-market and coming-soon properties that surface through my network before they're widely known. When something is borderline, I tour it first. We show you fewer homes on purpose.

Offer

When the home is right, we slow down before we move. We study the seller, the listing history, the comps that actually apply, and where the leverage sits. In competitive situations we win on terms as often as on price. The preparation before the offer goes in is most of what decides the outcome.

After the Close

Escrow has a lot of moving parts, and we manage every one of them. Inspection windows, contingency deadlines, lender timelines and so much more. After the keys, you stay connected. Most of my clients call me years later when something changes. That's the part of the work I find most meaningful.
